The USDA Single Family Housing Guaranteed Loan Program (Section 502 Guaranteed) sets one national rulebook: no required down payment for eligible buyers in eligible areas, a household-income limit of 115% of the area median income, and a credit path built around USDA's Guaranteed Underwriting System (GUS). Watch out for: It's a big, decentralized shop — service quality tracks the individual loan officer more than the brand, so vet your specific LO.

Watch out for: Bank-scale process and service model; less nimble on files that need a manual-underwriting judgment call.

Does USDA set a minimum credit score?
No. USDA itself sets no hard minimum credit score. In practice, 640 is the benchmark for an automated Accept from USDA's Guaranteed Underwriting System (GUS), which streamlines approval. Below that, a file can still move forward through manual underwriting with documented compensating factors — but not every lender offers that, which is exactly why lender choice matters. All loans are subject to credit approval, and not all applicants will qualify.
What is a lender overlay?
An overlay is an extra requirement a lender adds on top of USDA's published guidelines — a higher minimum score, a refusal to manually underwrite, or added documentation USDA doesn't require. Two lenders can follow the "same" USDA program and still give you different answers, because one layers on overlays and the other doesn't.
Do all USDA lenders offer the same interest rate?
Every lender prices off the same market, so no single lender is a magic source of a lower rate.
