Sierra Vista is one of those places where a USDA loan just fits. It's built around Fort Huachuca, so there's a steady community of service members, veterans, and civilian staff, and the home prices in Cochise County are some of the most reasonable in southern Arizona. Layer in the fact that much of the area qualifies for a zero-down USDA loan, and you have a market where a first-time buyer or a military family can own without draining savings for a down payment.

No Money Down, Explained
The loan is the USDA Single Family Housing Guaranteed Loan, Section 502 Guaranteed. We originate it as a private lender, and it carries a USDA guarantee that lets eligible buyers finance 100% of the purchase, no down payment required, on a primary residence. For a young enlisted family or a first-time civilian buyer, that removes the single biggest obstacle, the pile of cash everyone assumes you need before you can buy.
Cochise County is largely USDA-eligible. Sierra Vista, Benson, Douglas, and a lot of the surrounding area sit inside the boundary. That said, Sierra Vista has grown, and eligibility is still determined by exact address. The maps get redrawn, and pockets closer to the more developed parts of town can differ from the outskirts. Never assume based on the city name. Verify the specific address on the USDA map, or send it to me and I'll check it while we're on the phone.
A note for veterans and active-duty buyers: you may also be eligible for a VA loan, which is another zero-down option. When someone qualifies for both, we run the numbers side by side, because the right answer depends on the property's eligibility, your entitlement, and the fee structure. I'll never push you into USDA if VA is the better deal for your situation, or the other way around.
Why Sierra Vista Fits This Loan
Sierra Vista sits at a mile-high elevation, so the climate is milder than the desert floor, and the cost of living is friendly. The presence of Fort Huachuca gives the local economy stability and a constant flow of new residents who need housing. For first-time buyers, the combination of accessible prices and zero-down financing means the jump from renting to owning is smaller here than in almost any Arizona metro.
I worked with an Army family PCSing into Fort Huachuca who assumed they'd rent for the length of the assignment. Once we confirmed the home they wanted was inside the eligibility line, we compared USDA and VA, and in their case USDA penciled out well with very little cash to close. They built equity during the posting instead of paying it to a landlord.
Cochise County Income Limits
USDA caps household income at 115% of the area median for the county, and it counts total household income, every adult in the home, not just the borrowers on the loan.
For 2025, the base limit for most Arizona rural counties, which covers Cochise, is $119,850 for a one-to-four-person household and $158,250 for a five-to-eight-person household. These figures were set for 2025, run through the current USDA fiscal year, and are subject to change, so we confirm the exact Cochise County number when we run your file. Military pay, allowances, and a spouse's income all factor into how the underwriter calculates household income, so it's worth having us look at your specific numbers rather than guessing.
Credit and GUS
USDA sets no hard minimum credit score. The number that matters is GUS, the automated underwriting system, which returns an Accept, Refer, or Ineligible on your file. A 640 score is the practical threshold for an automated Accept and the smooth path to closing. Under 640, we can still pursue the loan through manual underwriting, leaning on reserves, low debt, and steady income, which military service often supplies. I'll give you an honest read on where you stand.
What No Money Down Costs
No money down isn't free, and I want every buyer to understand the two USDA fees. There's a one-time upfront guarantee fee of 1.00% of the loan amount, which can be financed into the loan instead of paid in cash. And there's an annual fee of 0.35% of the balance, paid monthly, that lasts the life of the loan.
That 0.35% monthly cost is usually lighter than FHA's mortgage insurance. For a veteran, a VA loan has no monthly mortgage insurance at all but does carry a funding fee unless you're exempt, which is exactly the kind of trade-off we compare when you qualify for both. You'll still have closing costs, but seller concessions and USDA's appraised-value flexibility can keep your cash to close low. Guaranteed, Not Direct
Quick clarification. USDA runs a Direct program it funds itself for lower-income buyers, and a Guaranteed program that private lenders like us originate. We do the Guaranteed program, the broader and more accessible track, and it's what most Cochise County buyers I work with use.
